How did you start RVI?
A ski resort in Pierce County, WA required 8–9 hour round-trip for a 30-minute inspection. Rick's secretary suggested FaceTime — and that spark started everything, including using Google Earth to verify contractor locations.

How long have you been doing this?
Almost 14 years into virtual inspections, Rick explains how doing 10–12 virtual inspections a day freed up a full FTE — a critical win when budgets are tight and qualified help is hard to find.

What kept you doing RVIs?
Necessity. Budget crunches, staffing shortages, and inspector resistance all shaped early adoption. Rick shares how RVI became an aid to inspectors — not a replacement — and how it evolved into a peer-to-peer training tool.

Did Covid help with the adoption of RVI?
COVID was a pivotal moment. Rick fielded calls from officials nationwide on how to launch RVI and outlined the must-have features: video recording, markup tools, image capture, and pinpoint GPS location verification.

What transpired post Covid with RVI?
Some seasoned inspectors reverted to in-person as restrictions lifted — one handed back his iPad along with his two-week notice. Rick discusses the generational divide in tech adoption and why RVI is seeing renewed urgency due to inspector shortages.

What are some challenges adopting RVI?
Comfort level is the biggest hurdle — not the technology. Rick's creative solution: blindfold training exercises to teach inspectors how to give precise verbal directions. He also explains scenarios where virtual actually beats in-person.

How do you introduce the RVI process to your inspectors?
Start with low-hanging fruit — room additions, drywall installs, simple changeouts. Match inspection type to inspector experience. Engage the contractor community early; they often become RVI's biggest champions.

How Practical is RVI?
Rick has conducted inspections of a 5K race course and Disney World's Matterhorn ride. He shares how he regularly performs inspections across multiple states from his Florida home and why flexibility is RVI's superpower.

Can you do Plan Review with RVI software?
RVI isn't typically the primary tool for plan review, but tools like Bluebeam allow multi-jurisdiction collaboration in real time. Rick shares how he connects with plan reviewers in other states who've already stamped the same plans.

Tips for a Building Official on getting started
Keep it standalone at first — no complex integrations. Download the software, start the same day, build a small group, and let the contractor community sell it for you. Surcharges? Contractors will pay them once they see the value.

When is a good time to integrate RVI into your permitting SW?
Once you're comfortable and efficient. Rick has integrated systems where a single button click uploads all inspection data, emails the contractor and homeowner, and closes out the permit — saving significant staff time.

Are there any public videos I could watch an RVI being done?
Yes — Rick has several out there, and the broader YouTube landscape is growing. He explains how to use real-world RVI footage to train staff, demonstrate value to city councils, and sell the concept to skeptical stakeholders.

Is there a risk of contractors hiding "bad stuff" during an RVI?
It's no different from in-person — some contractors will always try to misdirect. But the inspector controls the narrative: zoom in, zoom out, request specific actions. Cancel the inspection if they refuse. You remain in authority.

Do you record the RVI sessions?
When there's any sense a case could go to court, Rick switches to virtual specifically to capture video evidence. He also uses recorded sessions for staff meetings — asking the team to spot deficiencies as a training exercise.

Can you use RVI to train inspectors?
Absolutely. One Florida jurisdiction is hiring people with partial construction knowledge to carry phones in the field while a licensed inspector guides remotely. The recorded sessions double as formal training hours.

Parting words, nuggets of wisdom!
Get over the discomfort. RVI is a tool — just like a code book or an iPad. Rick estimates 75–80% of inspections can be completed virtually, and the win is shared: inspectors reclaim time, contractors get paid faster, and jurisdictions run leaner.
